about Suncrest

Owners of 74 lots/units comprise the Suncrest Homeowners Association with a board of directors elected by the owners at the annual meeting each summer. The Suncrest Homeowners Association maintains a clubhouse, including a basic kitchen, bathrooms, and pool table. The most popular aspect to Suncrest is the 125’ of beach on Whitefish Lake which includes picnic tables, beach pavilion with BBQs, bathrooms, canoe rack, buoy, dock and area for young swimmers.

The Suncrest subdivision is within the City of Whitefish and receives all municipal services such as police, fire/ambulance, and utilities. The Association maintains the four streets, which remain private. Underground telephone and cable television, along with high speed Internet services are available, as well as natural gas to some homes.

CITY OF WHITEFISH SHORT TERM RENTAL APPLICATION FORM AND CHECKLIST

HOA Rules for Renters in Suncrest:

City Mandated Quiet Hours:  Suncrest is a very quiet residential neighborhood, so please enjoy it peacefully. A Whitefish City ordinance prohibits loud noises before 7 am and after 10 pm.

No Street Parking/Driveway Parking Only:  Please park your vehicle(s) and those of visitors on the driveway of your nightly rental. There is absolutely no parking on the shoulder of the neighborhood roads, including the cul de sacs.  The shoulders are common areas and are maintained by the HOA.  Parking on grass in the summer raises a fire risk and, in the winter, impedes snowplows.  All other times, parking is not permitted in order to keep the roads clear for emergency vehicles and residents.

Parking of boats/trailers, RVs, etc.:  Such parking is restricted; any such vehicles must be adequately screened from public view and requires the written approval of the HOA Board of Directors. Please contact the owner/manager for commercial parking options in the area.

No Fireworks:  Fireworks are not permitted at any time, including 4th of July.

Honor Open Fire Bans: The use of fire pits and other open flames may be prohibited during fire season. Please check mtfireinfo.org for current fire restrictions.

Dogs: When walking about the neighborhood and the city generally, dogs must be on leash. Please clean up after your pet.

No Trespassing on Private Property:  Driveways are private property and walking up them or around a resident’s home is trespassing.

Neighborhood Facilities are for Residents Only:  The clubhouse, beach and parking lot are private facilities for use by owners and their guests only. Nightly renters or any renter under 30 days are not allowed use of these facilities. If you are a long-term renter (over 30 days), please ensure that the owner has communicated with the HOA to delegate their authority for you to access the Beach or Clubhouse.

Do Not leave Garbage Cans Out: By city ordinance and to prevent problems with bears, garbage containers may be rolled out no earlier than 4:00am on pick-up day (normally Thursday) and removed by 7:00pm the same day. Violators will be ticketed by the city. Trash receptacles that are not bear proof must be kept in the garage or other enclosed area. The clubhouse, beach and parking lot are private facilities for use by owners and their guests only. Nightly renters are not allowed use of these facilities.

If you have any questions, please email suncresthomeownersassoc@gmail.com.

IF THE ABOVE STANDARDS ARE BROKEN CONTACT A BOARD MEMBER or suncresthomeownersassoc@gmail.com.

Suncrest Fall 2023 Update from HOA Board

Governance

  • As determined at the August 5 AGM, Kristie Hepburn and Nina Heller will fill the two board roles vacated on that date.  They will join John Gibson, Julie Rhodes Sanderude, Barbara Thompson, and Bruce Scott on the Suncrest HOA board.

  • At the August 28 board meeting, Barbara Thompson was elected Secretary, John Gibson was re-elected Treasurer, Nina Heller was re-elected Vice President and Bruce Scott was re-elected President.

Annual HOA Fees

  • At the August 5 AGM, homeowners approved the motion to increase the annual HOA fees to $1,700.  Homeowners are reminded that the fees are due November 30, 2023.

Beach Property

  • Homeowners are to remove their kayaks, canoes, paddle boards, etc. from the beach storage racks by Sunday, October 15.  The racks will be available for use again at the beginning of May.

  • Off-season beach parking lot rules go into effect on Sunday, October 1.  From that day until April 30, only boats on boat trailers, non-motorized campers with a maximum length of 30 feet, and utility trailers can be stored in the beach parking lot.  Please ensure that items stored in the lot have a valid Suncrest sticker.

  • The irrigation system and beach bathrooms will be winterized on September 28 and 29 and the dock will be moved out of the lake during the week of October 2.

Architectural Controls

  • Homeowners are required to communicate with Suncrest's Architectural Control Committee when they are planning projects on their lots.  The ACC has to review and approve plans for projects that impact:

    • Exterior of the main dwelling, including the addition/expansion of attached rooms and decks/patios

    • Fundamental use of the property, such as the development of an Accessory Dwelling Unit

    • Landscaping, trees and other vegetation, including the removal of trees

    • Surface and subsurface water drainage pattern

Roads

  • The work of LHC and Pavement Maintenance Services on Suncrest's roads is now complete.  The board wishes to thank all homeowners and renters for their cooperation and patience during that disruptive work.  Unless something unexpected happens, the next road work will be five years from now.

  • No parking signage has been installed at the beginning of Suncrest Drive and Ridge Crest Drive as a reminder for homeowners, renters, visitors and vendors.  You will soon see the implementation of notices placed on vehicles parked on or alongside the roads.

  • Homeowners are reminded to not exceed the 15 mph speed limit on Suncrest's roads.  Please remind renters, contractors, etc. to keep their speed down.  Far too many vehicles have been observed significantly exceeding the speed limit.

  • At the August 28 board meeting, the board unanimously approved the renewal of the contract with Flathead Snow Removal.  The criteria to be followed by the contractor has been adjusted based on last winter's experience, such as plowing roads as wide as possible and decreasing the trigger point to 1 inch.
